Roofers Amsterdam

Hoogwaardige Dakwerken

Leak repairs, flat roofs, tiled roofs, gutters, roof insulation and dormers for homeowners and VvEs across Amsterdam and the towns around it

Roofers in Amsterdam don't get to specialise in one kind of roof. The steep roofs of Plan Zuid, the flat tops of the apartment blocks in Zuidoost and the orange-tiled cottages in Noord all fail in their own ways. So we look before we quote. You get photos of what we found, a plain explanation of what actually needs doing and a written price per square metre or per metre. In English, if that's easier.

Services

Roofing in Amsterdam, from one slipped tile to a whole new flat roof

Six kinds of work, and every one of them starts up on the roof rather than over the phone. Each service page covers what's involved, rough costs and the questions people ask us most.

Roofer on the ridge of a tiled roof, roof leak repair in Amsterdam

Roof leaks & repairs

Water rarely gets in right above the stain on your ceiling. We trace the real cause, often a joint at a chimney, roof window or upstand, and fix that. After a storm we make it watertight first and sort out the rest later.

Housing blocks with flat roofs seen from above, flat roofing in Amsterdam

Flat roofs

Bitumen, EPDM or PVC on extensions, garages, upstairs flats and apartment blocks. Laid with a proper fall, sound roof edges and an emergency overflow, so water has nowhere to sit. Green roofs too.

Dark tiled roof meeting an older red one, tiled roof repairs in Amsterdam

Tiled roofs

Cracked or slipped tiles, loose ridge tiles, rotten battens, split lead. We repair what can be repaired and replace what can't, matching the neighbours' tiles where the street calls for it.

Zinc downpipe and hopper under the eaves, gutter work in Amsterdam

Gutters

Zinc, box gutters, concealed gutters and PVC. Cleaning, resealing leaky seams or a new run altogether. Worth keeping on top of: Dutch insurers often refuse water damage from a neglected gutter.

Flat roof covered in rock-wool insulation boards, roof insulation in Amsterdam

Roof insulation

Insulating a flat or pitched roof, from inside or out. On homes over two years old the labour is charged at 9% VAT rather than 21%, and there's often an ISDE grant (the national insulation subsidy) on top.

Two white dormers in a tiled roof, dormer installation in Amsterdam

Dormers

A new dormer, or a replacement for one that's had its day. At the back you often don't need a permit. At the front, or in a protected conservation area, you usually do. We check that for your address.

Why it pays

What a well-kept roof in Amsterdam does for you

Amsterdam's weather isn't dramatic, just relentless. Plenty of rain, plenty of wind, not much proper frost. A roof in good order shrugs it off. A roof with one weak spot doesn't.

  • Dry through the wet months

KNMI (Dutch met office) figures for Schiphol put average rainfall at around 850 mm a year, with August and the autumn months the wettest. There are roughly 24 days a year with 10 mm or more, and those are the days that find out whether a joint was done properly.

  • Better odds in a storm

Storm Eunice in February 2022 and Storm Poly in July 2023 both brought a code red for Noord-Holland. Fixed ridge tiles and tiles sitting snugly on their battens hold out far longer than a roof where something was already loose.

  • An easier insurance claim

Storm damage is usually covered from Beaufort force 7 upwards. Damage from poor maintenance, such as a blocked gutter overflowing into the wall, often isn't. A roof with a record of upkeep puts you in a much stronger position.

  • Lower heating bills

Roofs leak heat as well as water. If the covering or tiles are coming off anyway, insulate in the same go. You save a second round of scaffolding, and the ISDE grant pays a higher rate when you combine two measures.

  • More years out of the same roof

Homedeal puts bitumen at 20 to 30 years and EPDM at 30 to 40. You only get those years if small damage is fixed before water creeps under the membrane.

  • Everything explained in English

The inspection, the quote and the conversation on the roof can all happen in English or Dutch. Handy if you've only just moved here, or if you sit on the board of a VvE (owners' association) whose members come from all over the world.

Why Hoogwaardige Dakwerken

How we do things

We won't quote star ratings or how long we've been going. Here are a few habits you can hold us to instead.

Dormer with a white cornice, gutter brackets and glazed tiles, a detail of careful roof work

You see what we see

After the inspection you get photos: the damage, the cause, and the parts that are still perfectly fine. You don't have to take our word for anything.

Repair first, replace only if needed

A fifteen-year-old flat roof with one failed seam doesn't need ripping off. When a roof genuinely is finished, we'll say so and tell you why.

Quotes you can compare

Priced per m² of roofing or per metre of gutter, with materials, labour and VAT on separate lines. Insulation labour gets its own line because it's taxed at 9%, not 21%.

Rules checked for your address

Inside the Singelgracht canal ring, in Plan Zuid and in the old garden villages of Noord the rules are stricter than in Zuidoost. Before a dormer or a change of tile we check the Omgevingsloket (the national permit portal), so nothing catches you out.

One person to deal with

The person you ring is the one who stood on your roof. No call centre, no being passed from desk to desk.

"A good share of our enquiries arrive in the days after an autumn storm. Up on the roof, the damage usually turns out to be older than the storm. The wind just made it obvious."

How we work

Roofing in Amsterdam, start to finish in seven steps

Whether it's an hour's repair or a new 80 m² flat roof, the order of things doesn't change. Only the time each step takes does.

  1. 01

    Roof inspection

We get up on the roof, or look from a ladder or roof window if that's safer. We're after the cause, not just the wet patch, and we measure up while we're there.

  2. 02

    Photos and a written quote

You get the photos and a quote per m² or per metre, VAT included. Work that isn't needed doesn't appear on it.

  3. 03

    Permits and scheduling

If scaffolding or a skip has to stand on the street, we handle the notification or object permit (objectvergunning) with the city. For a dormer or a listed building we check what's allowed first.

  4. 04

    Safe access

Dutch health and safety rules (the Arbobesluit) require guardrails, nets or a lifeline for work at height. That goes up before anyone steps onto the roof.

  5. 05

    Strip and check the base

The old covering or tiles come off. We check the roof deck, the battens and the timber at the edges. Rotten wood gets replaced, because a new roof on a bad base is money down the drain.

  6. 06

    New layer and the details

Membrane, tiles or zinc go on. Most leaks start at the details, so that's where the time goes: upstands, lead flashing, pipes through the roof and the joint with the gutter.

  7. 07

    Check and handover

We go over the work, clear away the rubbish and send you photos of the finished job. That way you also know what's under the new layer.

Before and after

Photos of the damage, photos of the result

Most people never see their own roof up close, which leaves you relying on whatever the roofer tells you. That's exactly where this trade gets its reputation. So we take photos: of the damage before we start, of the base once it's exposed and of the finished work. Ten years from now you'll still know what's under that membrane.

The quote names the materials, the number of square metres or metres, and how we'll finish the details: upstands, lead, pipes through the roof. If it leaks afterwards where we worked, and our workmanship is the reason, we come back and fix it. If the cause is somewhere else, next door or in a part we never touched, we'll tell you straight and show you the pictures.

Materials

Roof coverings and tiles: the options

Lifespans and prices vary a lot. The figures below are Homedeal's indications, including VAT and fitting. Which one suits your roof depends on its pitch, its structure and sometimes on the city's rules about appearance.

Bitumen

The workhorse of Dutch flat roofs. Two layers, torched on or bonded. Expect 20 to 30 years, at roughly €50 to €70 per m².

EPDM

A single sheet of synthetic rubber with very few seams. Common on extensions and garages. Lasts 30 to 40 years, roughly €55 to €85 per m².

Clay tiles

Fired clay, like the orange roofs of the garden villages in Noord. Good for 50 to 100 years, at roughly €100 to €170 per m².

Concrete tiles

Cheaper than clay but heavier, so we check an old roof can carry them first. 30 to 50 years, roughly €80 to €120 per m².

Zinc

For gutters, dormer cheeks and standing-seam roofs. 40 to 60 years, roughly €80 to €130 per m².

Green roof

Sedum or planting over a waterproof layer. It holds rainwater back, and from 30 m² the City of Amsterdam may pay part of the cost.

No reviews here yet. Photos of every roof, though.

We're collecting reviews and will post them here as they come in, unedited and with permission. In the meantime, judge us on the work itself: every job comes with photos of the damage and of the finished result. Feel free to ask at the inspection what we've done near you.

Prices

What does a roofer in Amsterdam cost?

Dutch comparison site Homedeal puts a roofer's hourly rate in the Randstad (the Amsterdam, Rotterdam, The Hague and Utrecht conurbation) at €60 to €90 including VAT, and a small repair at €200 to €500 on average. Trustoo quotes from €45 per m² for a new bitumen flat roof and from €55 per m² to replace roof tiles.

Your own price depends heavily on access. A narrow canal house with no back entrance is more work than a terraced house with a single-storey extension. Scaffolding, a skip and any permit show up as separate lines on the quote.

Questions

Roofing in Amsterdam: common questions

Will my insurance cover storm damage to the roof?

Usually, if the wind was strong enough. Univé, for example, draws the line at Beaufort force 7, meaning at least 14 m/s as measured by the KNMI. Some insurers set the bar higher, so check your policy. Damage caused by poor upkeep, such as water from a blocked gutter, is often excluded. We photograph the damage so you can attach the pictures to your claim.

Do I need a permit for roof work?

Not for routine maintenance like swapping broken tiles for identical ones. It's a different story for a listed building (rijksmonument), for a new tile colour or type in a protected conservation area, and for a dormer on the front of the house. Amsterdam's protected cityscapes include everything inside the Singelgracht, Plan Zuid and parts of Noord. If you're unsure, run the vergunningcheck (permit check) for your address on the Omgevingsloket. In Amsterdam the Commissie Ruimtelijke Kwaliteit advises on how building plans look.

What VAT do I pay on roofing work?

21% on repairs, new roofing, tiles and gutters. The one exception is labour for insulating a home that's more than two years old, which is charged at 9%. The insulation material itself stays at 21%, so on insulation quotes we split labour and materials.

How often should a roof be checked?

Once a year is a good habit, ideally at the end of summer, before the wet season sets in. At Schiphol, August and the autumn months bring the most rain. Insurers such as Univé recommend cleaning gutters at least once a year, and more often if there's a tree next to the house.

I live in an apartment. Who deals with the roof?

The roof is almost always shared property, so the VvE (owners' association) decides and pays. Since 2018 a VvE has been legally required to save for major maintenance, either through a long-term maintenance plan (MJOP) or by setting aside at least 0.5% of the building's rebuild value each year. We can inspect the roof and write a quote the board can put to the members.

Do you really work in English?

Yes. The inspection, the quote and anything agreed during the job can all be done in English. The site is in Dutch too: the language switch is at the top of the page.

Service area

Roofers covering all of Amsterdam and the towns around it

We're based on the Daalwijkdreef in Zuidoost, so Gaasperdam, Holendrecht and Reigersbos are on our doorstep. We're just as often up a ladder in Oost, West, Nieuw-West or Noord. Inside the A10 ring we plan around parking and those famously steep Dutch staircases.

Beyond the city we cover Amstelveen, Diemen, Duivendrecht, Ouderkerk aan de Amstel, Abcoude and Weesp, which has been part of Amsterdam since 2022. Further out, Almere, Badhoevedorp, Hoofddorp, Zaandam, Purmerend and Landsmeer. Every council has its own rules on how roofs may look, and we look them up for each address.
